Leasing Criteria (guideline)

Application Fee of $30.00 will be required for processing. This fee is non-refundable.

Income must be 3 times the amount of rent. Need at least two months of paystubs. If self-employed or retired we require a copy of two years’ tax return, W-2, or bank statement. Income will be verified.

Employment must be verifiable and at least six months of history. A full-time student will require a cosigner.

Rental History requires at least two (2) years of verifiable rental history and/or homeownership. Living in a property owned by a relative does not constitute a tenant/landlord relationship for rental verification purposes. We verify with current and past rental properties that proper notices have been given, there was no damage done to the property, and there are no late payments, evictions, or balances due. Prefer rental history over one year in one place.

Age must be at least 18 years. All occupants 18 years or older must complete an application and meet the criteria.

Security Deposit is required and must be paid before taking occupancy. No deposit will be waived.

Rejection – anyone having been evicted by a prior landlord for cause. Anyone convicted for a felony of manufacture or distribution of a controlled substance. Anyone convicted of a violent crime against another person. Anyone convicted of checks forgery or fraud.

All Applicants applying together must qualify; denial of one Applicant may result in the denial of all Applicants.
